What This Service Really Means
Every excavation project begins with a call to 811 and for good reason. It’s a required safety step before digging starts, designed to mark public utilities and reduce the risk of underground strikes.
But what many people don’t realize is that 811 only covers part of what’s actually in the ground. Once those markings are complete, there is still a second layer of infrastructure that often goes completely unaddressed.
Private Utility Locating is the process of identifying and mapping underground utilities that are not included in the 811 system and are typically located on private property or installed by property owners, contractors, or developers over time.
These utilities can include electric feeds to buildings and site lighting, gas lines serving private structures, water and irrigation systems, storm and sanitary sewer laterals, and communication or data lines. In many cases, these systems were installed years ago without accurate records or were modified during construction and never updated in any formal database.
Unlike public utilities, these lines are not routinely marked through the 811 process, which means they can remain completely unknown until excavation begins.
At Smart Digging LLC, our SDL Utility Locating division focuses specifically on uncovering these hidden systems. Instead of relying only on public utility markings, we conduct an independent field investigation using advanced locating technologies such as electromagnetic detection and ground penetrating radar (GPR).
This allows us to identify both conductive and non-conductive utilities, trace unknown paths, and verify what is actually present underground – not just what is expected to be there.
Why does this matter?
Because most utility damage does not happen due to negligence – it happens due to incomplete information. A project may have a valid 811 clearance, yet still encounter unmarked private utilities that were never included in the original locate. Even a small unknown line can lead to major disruptions if it is struck during excavation.
Private Utility Locating helps eliminate that uncertainty before work begins.
This service is especially important on commercial properties, industrial sites, redevelopment projects, and any location that has undergone multiple phases of construction or utility expansion. These environments often contain layered infrastructure that cannot be accurately represented through public records alone.
By identifying these systems in advance, contractors and project teams gain a more complete and reliable understanding of site conditions. This improves planning, reduces unexpected delays, and significantly lowers the risk of utility damage during excavation.
If you’ve ever seen a project stop because of an unmarked line whether it was power, communication, water, or drainage you’ve seen the gap that private locating is designed to close.
811 defines the public system. Private Utility Locating reveals everything beyond it.
And in underground work, what you don’t see is often what causes the biggest problems.
